What we offer
We at Midland Energy Specialists offer multiple types of reports for both domestic and commercial
properties. These are listed below a long with a description of what domestic and commercial
energy performance certificates are and why you might need or
want to get one on a property.
Buildings which do not require an EPC
- Places of worship
- Temporary buildings that will be used for less than 2 years
- Stand-alone buildings with total useful floor space of less than 50 square metres
- Industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy
- Some buildings that are due to be demolished
- Holiday accommodation that’s rented out for less than 4 months a year or is let under a licence to occupy
- Listed buildings – you should get advice from your local authority conservation officer if the work would alter the building’s character
- Residential buildings intended to be used less than 4 months a year
- Park (mobile) homes
Domestic EPC
What is a domestic EPC?
An energy performance certificate is a short, non-invasive report carried out by an assessor who visits your property. Non-invasive means that the assessor does not have to move, remove or damage any of your property in any way. There is no drilling of walls required, we don’t have to take up carpet – in fact, once we’ve left you shouldn’t be able to tell we’ve been there at all.
The survey takes anywhere from half an hour to an hour on site, depending on the size of the property. The assessor will need access into every room in the property and they will also open the loft hatch to view the level of loft insulation. Once we’ve collected all the information on site we bring that back to the office and you usually receive your certificate within 24 hours.
